Challenge

Following damage caused by the earthquake in 2011, the owners of the buildings decided to complete a pragmatic repair to the earth quake damaged buildings bringing the buildings up to +67% New Building Standard (NBS).  This required the extension of the foundations to the buildings.   The building owners also completely renewed the damaged drainage systems, renew the badly settled car park structure including kerbs, channels and pavements.  To compliment this, the exteriors of the buildings were given a fresh decorations and new LED lighting.  Internally, the tenancies have had wall and ceiling cracks repaired and a fully redecorated along with new floor coverings to five of the seven tenancies.

During the repairs and construction period of 8 weeks for the project (56 weeks of tenancy trading), only 5 weeks loss of trade was required for 3 tenancies due to food health hygiene issues arising from the works.  The remainder for the 51 weeks of tenant trading carried on with construction works taking place around the general public and tenants.

Project & construction management with the correct selection of contractors and suppliers, combined with the detailed pre planning of the timeline and phasing of the works around the general public and tenant trading, the project was completed very efficiently, under budget and three weeks ahead of time.  Pretty good deal for a project starting in a Christchurch winter!
